Lean Construction through Integrated Project Delivery (IPD)

The IPD process leverages the experience, talent, and input of all team members in order to obtain the best results and increase value for the owner by reducing waste and maximizing efficiency throughout the life cycle of the project from design and fabrication to the completion of construction. As a result, IPD produces shorter delivery times than traditional practices. Although, the integrated approach is well suited for projects being done in the private sector and for non-profit institutions, many public projects cannot use IPD due to the state-legislated bidding process.

The integrated delivery process allows constructors to contribute their expertise in construction techniques early in the design process resulting in improved project quality and financial performance during the construction phase. The constructor’s participation during the design phase provides the opportunity for strong pre-construction planning, more timely and informed understanding of the design, anticipating and resolving design-related issues, visualizing construction sequencing prior to construction start, and improving cost control and budget management, all of which increase the likelihood that project goals, including schedule, life cycle costs, quality and sustainability, will be achieved.
The secret to success for Integrated Project Delivery is finding the right team members. Just as every contractor and every design firm will not make the perfect design-build team, not every subcontractor makes the ideal design-build team member. Include subcontractors that share similar philosophies as the contractor and design firm. More than just finding subcontractors that understand the concept of working as a team, look for those that welcome it. Identifying the right subcontractor team members will make the responsibilities of the design-build team easier and the project run more smoothly, creating a speedier and more economical end result. |

Subcontractors that oversee strategic portions of the scope of work should be invited to join the team early. The team benefits from their specific expertise, and the subcontractor buys in to the common goal from the initial concept. This ensures a more cohesive process throughout the entire project and helps eliminate issues that otherwise may arise as the project progresses.
